Always budget to the high figure. Works estimates run over far more often than under, and a building abroad is harder to project-manage from afar.

Spend the survey money. A €500-2,500 independent structural survey is the single highest-ROI cost in the whole purchase. It is the difference between a known renovation budget and an open-ended one — damp, subsidence, wiring and roof problems are invisible at a viewing.

What the buffer doesn't include: furnishing, garden/pool works, planning-permission delays, and the cost of managing a renovation remotely (site visits, translation, a local project manager at 8-12% of works). Add these for a fixer-upper.
