Outpost gives you a clearer picture before you buy property abroad — but it is an analytical tool, not a regulated advisor. This page explains the limits of what we provide.

1No advice — analytical service only

Outpost is an automated property intelligence service. We compile data from public registries, regulatory sources, and tax authorities, then use software (including AI models) to generate reports. The output is analytical and informational only. It is not:

  • Legal advice — we are not solicitors, notaries, or licensed conveyancers
  • Financial advice — we are not authorised by the FCA, AMF, CNMV, or CMVM
  • Tax advice — we are not chartered accountants or registered tax advisors
  • A valuation — our fair-price estimates are not chartered surveyor valuations and are not suitable for mortgage, insurance, or court purposes
  • A property survey — we do not inspect properties
  • Real estate agency services — we do not introduce, sell, let, or manage properties

2Data accuracy and limitations

Our reports rely on third-party data sources. Although we choose the most authoritative sources available — HM Land Registry, the French DVF dataset, INE Portugal, Catastro Spain, Eurostat, OpenStreetMap, and others — these sources have inherent limitations:

  • Transaction registries may lag by 3-6 months
  • Property characteristics may be incomplete or out of date
  • Tax rates and regulations change frequently — we strive to keep up but cannot guarantee real-time accuracy
  • AI-generated commentary reflects the model’s training data and may contain inaccuracies

You must verify all material facts with qualified local professionals before making any property decision.

3AI-generated content

Some sections of our reports — including verdicts, narrative summaries, and country-specific commentary — are generated by AI models. These models can make mistakes, miss context, or produce confidently-stated information that is inaccurate (“hallucinate”).

We clearly label AI-generated sections in the report. You must treat them as a starting point for further enquiry, not as a final answer.

4What you should do before any transaction

Before signing any document or transferring money in connection with a property abroad, we strongly recommend you:

  1. Engage an independent local solicitor or notary — never one introduced by the seller’s agent
  2. Commission a chartered survey from a qualified building surveyor
  3. Verify the legal title, planning history, and any encumbrances
  4. Obtain country-specific tax advice from a registered advisor in both your country of residence and the country of purchase
  5. Confirm current visa, residency, and capital-controls rules with the relevant immigration authority
  6. Use a regulated currency provider, not a personal bank transfer, for international fund movement

5No fiduciary or advisory relationship

Use of Outpost does not create a solicitor-client relationship, financial-advisor relationship, fiduciary duty, or any other regulated relationship between you and Outpost Limited.

6Regulatory status

Outpost Limited is not authorised or regulated by the Financial Conduct Authority (FCA), the Solicitors Regulation Authority (SRA), the Council for Licensed Conveyancers (CLC), the Royal Institution of Chartered Surveyors (RICS), or any equivalent EU regulator. Property analytics, when provided as a software service without personalised advice, do not require such authorisation in the United Kingdom.
