France Notaire Fees Calculator

"Frais de notaire" are mostly transfer tax, not the notaire's pay. On an existing home they run ~7-8% of the price; on a new build (VEFA) ~2-3%. This breaks out every component for 2026.

Existing vs new: on an existing home the droits de mutation are ~5.80% (rising to ~6.30% in départements that adopted the 0.5-point increase allowed from 2025). On a new build the transfer tax is only ~0.715% because 20% TVA is already in the price.

Émoluments du notaire are a regulated, degressive national scale (3.870% / 1.596% / 1.064% / 0.799% across bands), plus 20% TVA. They are the same at any notaire — you cannot shop around on this.
