Transfer tax 3.09% = 3% transfer tax + a 3% municipal surcharge on top of it. It is charged on the higher of the contract price or the objective (assessed) value.

VAT on new builds is suspended through 2026. Unless that suspension lapses, even a new property with a post-2006 permit is taxed at 3.09%, not 24% — toggle VAT on only if you have confirmed it applies.
